Victoria Regent Waterfront Hotel & Suites
Our pick here comes down to space and water. The Victoria Regent is an all-suite...
The Oswego Hotel sits on a quiet residential street in James Bay, close enough to Victoria's Inner Harbour and the Parliament Buildings to walk there in four minutes, but tucked just far enough away to keep the tour buses out of earshot. The building wraps around The Gardens, a courtyard zen space that does more to set the mood than any lobby chandelier could, and every one of its suites is built with a full kitchen, the kind of detail that turns a weekend trip into something closer to borrowing an apartment than checking into a hotel.
We chose this hotel for the suite format itself: studios up to a two-bedroom rooftop unit, all with full kitchens, proper storage, and enough seating that a rainy Victoria evening in doesn't feel like a compromise. Aegir handles the on-site dining from breakfast through dinner, dogs are welcome throughout, and the underground garage includes EV charging, a detail that matters more each year on an island where electric rentals are increasingly common. It is a boutique hotel built around living well for a few days, not just sleeping.
James Bay is Victoria's quietest central neighbourhood, a mix of heritage houses and low-rise buildings a few streets back from the harbourfront towers. The Inner Harbour, with its float planes and the grand Fairmont Empress across the water, is a four-minute walk, and Beacon Hill Park's gardens and coastline trails begin just beyond that. Downtown's restaurants and Chinatown are a short walk further north, close enough for an evening out without needing a car or a taxi back to James Bay.

The Studio Suites are compact but complete, with a kitchen and enough counter space to actually cook rather than just reheat. The One-Bedroom Premium Suites add a proper living area for longer stays, and the Two-Bedroom Rooftop Suite gives a family or two couples travelling together both space and a private outlook over the neighbourhood's rooftops. None of the categories feel like an afterthought bolted onto a standard hotel room, and the storage throughout is generous enough for a full week's luggage.
The Gardens courtyard is the hotel's real signature: a landscaped, sheltered space that guests use for a coffee before walking into town or a glass of wine after a day on the water. It is the kind of amenity a downtown tower hotel has no room to build, and it sets the register for the rest of the stay, calm rather than corporate, residential rather than transactional.
This is a hotel for travellers who value a kitchen and a quiet street over a rooftop bar or a harbourview lobby. It suits families, longer stays, and dog owners particularly well, and the short walk into downtown Victoria means a car is optional rather than necessary. Summer weekends fill quickly given the suite format's appeal to groups, so early booking matters more here than at a standard hotel room down the street, especially for the Two-Bedroom Rooftop Suite.
